Everyone knows there’s no such thing as a perfect home. This can be equally said about brand new homes as it can about re-sales. Builders are human and humans make mistakes. Luckily, in Ontario, we have a mandatory new home warranty that all new home buyers are legally obligated to purchase from Tarion Warranty Corporation (typically through their builder). While the warranty program is also not perfect, it’s certainly better than the alternative.
Unfortunately, while most new home buyers are reasonably adept at spotting cosmetic deficiencies they really don’t know what to look for when it comes to structural, mechanical, or code issues. Sometimes even cosmetic deficiencies can be confusing as they can be quite subjective.

A New Home Warranty inspection requires a great deal of additional specialized knowledge. Once again, care must be taken not to hire a less experienced inspector who may miss items or create unrealistic expectations for their clients with respect to their builders. Because of the additional complexity of a warranty inspection, HomeCore clients should budget more time for the inspection – typically four to five hours should be expected.
