As a former home builder and general contractor and now real estate agent, I have come across inspectors that shouldn’t be allowed to inspect a house made out of lego!

Just to close the loop, Rob, my clients proceeded with the property today. Funny story: when I told the agent about the knob and tube he said they had [a well known company] inspect and they never found any so there is no way there could be any. My words were polite and along the lines of, “It’s possible they missed it just as it’s possible my inspector misses something, but today he confirmed there was knob and tube.” Well, the seller goes home and takes off the outlet covers and sees that there is indeed knob and tube. His agent called me back a few minutes ago and says, “My clients are ready to negotiate and feel terrible about this situation – and are livid with their home inspector.”
So once again, you helped save my clients money. You make me work harder to get sales done as I try to remove the emotional side from my clients, but that is why I like your thoroughness and in the end you help me build trust with my clients further.
